Let’s Talk About What’s Really Happening
If buying a home in Citrus County has been sitting in the back of your mind lately, you are definitely not alone. One of the biggest questions I hear right now is: “Should I wait, or should I buy this year?”
Honestly? The answer depends less on trying to perfectly time the market and more on understanding what today’s market is actually offering buyers.
Right now throughout Crystal River, Inverness, Hernando, Beverly Hills, Citrus Springs, and surrounding areas, buyers are finally seeing something we haven’t had much of over the last few years: options. Inventory has continued increasing across many parts of Citrus County, giving buyers more homes to choose from, more time to think through decisions, and in many cases, more negotiating power.
That does NOT mean every home is a great deal.
Some homes are still overpriced. Some need major updates. Some may have insurance concerns, flood zone considerations, older roofs, septic systems, HOA restrictions, or hidden costs that buyers don’t fully understand until they’re deep into the process. This is why working with a local expert matters so much in today’s market — especially in a unique area like Citrus County where every neighborhood can feel completely different.
A waterfront home in Crystal River comes with very different considerations than a golf course home in Hernando or a newer construction property in Citrus Springs.
One thing I’m encouraging buyers to do this year is focus less on headlines and more on preparation. The buyers who are winning right now are the ones who:
1. Understand their budget
2. Talk to a lender early
3. Know what monthly payment feels comfortable
4. Understand insurance and taxes locally
5. Are realistic about wants vs. needs
6. Have a strategy before touring homes
I also think many buyers would be surprised to learn that negotiations are becoming more common again. Depending on the property, buyers may be able to negotiate repairs, seller concessions, closing costs, or even interest rate buy-down assistance in ways that were much harder during the peak competitive market.
